To ensure all members of the community we serve and/or are partnered with are informed, HCAAC is sharing a critical update regarding local housing law.
Effective July 1, 2026, there will be new legal requirements that change the eviction process in Anne Arundel County and Annapolis. The three most significant changes are:
14-Day Mandatory Eviction Notice: Landlords are required to give tenants written notice of a scheduled eviction at least 14 days before the date set by the Sheriff's office.
Supervised Lock Changes: Landlords MUST change the locks, at the exact time of the eviction, in the presence of the Sheriff.
24-Hour Property Disposal Window: Once the eviction is executed and the locks are changed, any personal property remaining is legally considered abandoned. The landlord may dispose of the remaining property 24 hours after the eviction with no further notice to the tenant.
